Why can't I stage my home myself?  Why should I hire an ASP Stager?
Sellers find it difficult to look at their homes objectively.  When we put a home up for sale, we are changing it from a home we live in, to a house that is for sale.  Sellers find it difficult to disconnect themselves from the home and therefore it's difficult to effectively stage it on their own.  A Stager offers a new perspective and can remove things that will distract buyers (things seller don't notice because they see them every day) and keep buyers focused on looking at the house, not your things.  ASPs are trained to use the principles of scale, balance, design, and lighting to create emotional connection points in each room and evoke an emotional response in buyers.  ASPs are also trained to reading a home's personality and to work with it, to determine focal points, and to create warmth, not sterility.  Most sellers are not trained in these areas and can benefit a great deal from hiring an ASP Stager. 

Should I  I wait and see if my house sells  quickly  before I stage it?
The National Association of Realtors reports that homes sold in the first month sell on average for 1.6% less than list price.  Homes selling in 1-3 months avereage 5% less than list price, and as market time increases, the average sale price go down.  We also know that the home will get the most activity from buyers and agents during the first month on the market.  Why would you show your home in anything less than pristine condition during this critical time?  Especially since Staging costs less than your first price reduction.  Make a small investment in Staging now instead of reducing your price in a month.

How much does it cost to Stage my home?
We customize each Staging Bid to fit each particular client's time and budget constraints.  If you are a 'Do it Yourselfer' a Staging Consultation Report is your guide to Staging at very little cost.  We try to use items you already have to Stage your home, so we can work with any budget.  If you prefer to have us do the work, the small investment in Staging is well worth the gain you make in profit realized.  Our vacant staging starts at $300 plus rental costs.  Most jobs generally cost between .5%-1% of the list price.  Of course all properties are different so we need to see the property before we can give you a bid.

 How Long will it take to Stage my home?
It depends on the size of your home, how many rooms you want staged, the scope of the work, and how much of the work you will be doing yourself.  Many factors affect the amount of time it takes, but most projects take between 4 and 8 hours.  For large projects, an extra day may be needed, but we will tell you this in advance if that is the case.  We ask that you leave the home while we are staging.  Staging is a detialed process and we need to have uninterrupted time to prepare your home in it's best light.  When you return home your home will be transformed into a "Staged Home"!

I don't want to paint or replace carpet, I will let the buyer change it if
they don't like it.
This a mistake sellers often make.  The majority of today's buyers are looking for a "move-in-condition" home.  Most buyers can't visualize what the house would look like with new carpet and paint and they often over-estimate the cost of the work, which results in a lower offer to purchase.  Or they will move on to the next house and not consider your because they don't see the potential.  If you do the cosmetic work upfront, your house will appeal to the highest number of buyers, and their offer will reflect a "move in condition" home.

Our house is in great condition, do we still need to Stage it?
Yes, all homes can benefit from Staging.   Living in your home and selling a house are two very different things.  Sellers are used to living in the house one way and have never thought of doing anything differently.   A Stager offers a new perspective and can remove things that will distract buyers (things sellers don't even notice because they see them every day) and keep buyers focused on looking at your house, not your things.  Staged In Style will minimize distractions and showcase the positive features of your home using the principles of design, color, scale, and light.  The fact that your home is in great condition and is Staged to sell, gives you double the advantage over other homesellers.  In this market, sellers need an advantage!

Do I have to put away my family photos and collections when I put my house on the market? 
It's a good idea, for several reasons.  First, buyers have a hard time visualizing themselves in a home that is filled with personal photographs and memorbilia specific to the seller.  By putting the majority of these things away, you make the home appeal to a wider variety of buyers.  Second, your collections are very important to you and we would not want to risk something getting broken during a showing.  You are moving and need to pack things up anyway.  Let's do it now and you'll have one less thing to do when your home sells.

Do I have to sign a contract?  
Yes, before any Staging work is completed, you will be required to sign a Home Staging Services Agreement. This allows us to enter the property for Staging purposes, take photographs, etc... and includes a release of liability from the seller, and agreement to pay upon completion of work.
